Drain cleaning in the Bronx: one slow sink or the whole building?

A slow kitchen sink and a main line backing up into the basement are very different jobs. In Bronx two- and three-family houses and apartment buildings, figuring out which one you have tells you who to call and how urgent it is.

Renting? Repairs to building plumbing, wiring and windows are normally the landlord's job. Tell your landlord or super in writing first, and use 311 if it isn't handled. Our matching is for owners, landlords and small businesses.

Emergency? Gas smell, CO alarm, fire, sparking or flooding: get to safety and call 911 first.

Where is the clog?

  • One fixture slow: the clog is in that fixture's trap or branch line. Often a simple cleaning.
  • Several fixtures on one floor: likely a shared branch line.
  • Everything slow, or water coming up in the basement or lowest drain: the main line, the house trap or the sewer connection. Stop running water and call a plumber.
  • Kitchen stack in an apartment building: grease buildup in the shared line often shows up in lower-floor sinks first.

Before you call

  1. Try a plunger on a single slow fixture (not after using chemical cleaners).
  2. Clean the sink stopper and the tub drain hair catcher.
  3. Avoid harsh chemical drain openers: they rarely clear a real blockage and are dangerous for the plumber who comes next.
  4. If sewage is coming up, keep people away from it and call a pro. For main-line backups see our sewer backup guide.

Who can do it

In New York City, plumbing and gas piping work is reserved for a DOB Licensed Master Plumber (LMP) or someone working under one. For real emergencies, an LMP can file an Emergency Work Notification with the Department of Buildings and start right away, then file the permit paperwork afterward. You can check a plumber's license yourself on the DOB NOW Public Portal (search "Licensee"). See our license lookup guide.

Bronx buildings and grease

Many Bronx buildings have shared kitchen drain stacks. NYC DEP asks residents not to pour fats, oils and grease down drains, because grease hardens in pipes and city sewers. If you're a landlord, a periodic professional cleaning of building stacks and the main line, plus reminding tenants about grease, can prevent emergency calls. If the city sewer is the problem, report it to 311 and DEP will check.

Questions

Who pays for a clogged main line in a Bronx two-family?

The owner. The private sewer line from the building to the city sewer is the owner's responsibility; DEP handles the city sewer.

Is snaking or hydro-jetting better?

Snaking clears most clogs; hydro-jetting scours grease and roots from larger lines. A plumber can camera-inspect the line to decide.

Should I use chemical drain cleaner?

It's best avoided. It rarely clears serious clogs and can harm pipes and the plumber.
