Replacing a water heater in Queens: options, permits and questions to ask

Many Queens houses have a tank water heater in the basement, and when it starts leaking from the bottom, it's replacement time. Before you say yes to the first quote, know the options and what NYC requires.

Renting? Hot water, like heat, is your landlord's responsibility year-round. Tell your landlord or super first, in writing. If it isn't fixed, report it to 311. Our matching is for owners and landlords.

Emergency? Gas smell, CO alarm, fire, sparking or flooding: get to safety and call 911 first.

Signs it's time

  • Water around the base or rust at the bottom of the tank (a leaking tank can't be fixed).
  • Rusty or smelly hot water, or rumbling and popping noises.
  • Running out of hot water much sooner than it used to.
  • The relief valve keeps discharging.

If you only lost hot water and there's no leak, start with our water heater troubleshooting guide; it may be a repair.

Your options

  • Same-type tank replacement (gas or electric): usually the simplest swap.
  • Tankless (on-demand) gas: needs a large enough gas line and proper venting, so ask the plumber to confirm before you commit.
  • Heat pump water heater: very efficient electric option that needs space and a dedicated circuit. Check current NYS Clean Heat and utility incentives before buying.
  • Indirect tank off the boiler, if your boiler is suitable.

Who can install it in NYC

Water heater replacement is plumbing work, so it must be done by a DOB Licensed Master Plumber or someone working under one, and gas connections are always LMP work. Expect the plumber to handle the required DOB filing. A heat pump water heater may also need a licensed electrician for its circuit.

You can check the license on the DOB NOW Public Portal. See how to check a license.

Get comparable quotes

  1. Photograph the existing heater's label (size, fuel, model) and the space around it.
  2. Ask each plumber what's included: removal and disposal, new valves and connectors, venting changes, expansion tank, permit filing.
  3. Ask about the warranty on the unit and on labor.

Prices vary with the type and size, so compare written quotes rather than guesses.

Questions

Can a leaking water heater tank be repaired?

No. A leak from the tank itself means replacement. Leaks from fittings or valves can sometimes be repaired.

Do I need a licensed plumber to replace a water heater in Queens?

Yes. It's plumbing work that must be done by or under a NYC Licensed Master Plumber.

Is a tankless water heater a good idea in an older Queens house?

It can be, but it often needs a bigger gas line and new venting. Have a plumber check before you choose.
