Hiring a handyman in Manhattan: getting past the lobby and the rules
In Manhattan, the hard part of a small repair is often the building, not the repair: insurance certificates, work hours, elevator bookings and board rules. Here's how to plan a handyman visit so it actually happens.

Emergency? Gas smell, CO alarm, fire, sparking or flooding: get to safety and call 911 first.
Typical Manhattan handyman jobs
- Mounting TVs, art, mirrors and shelves on plaster, brick or concrete walls.
- Closet systems, blinds and shades.
- Door and cabinet adjustments, new hardware.
- Patching and touch-up painting before a move-out or sale.
- Caulking tubs and backsplashes; childproofing.
Building rules to sort out first
- Ask management for their COI requirements (certificate holder and additional insured wording).
- Check allowed work hours; many buildings limit noisy work to weekdays.
- Reserve the service elevator if the job involves materials or debris.
- Ask whether the job needs an alteration agreement. Small repairs usually don't; renovations do.

What needs a license in NYC
If a handyman job is a repair, remodel or improvement to your home and costs more than $200, NYC requires the business to hold a DCWP Home Improvement Contractor license, and you should get a written contract listing the work, materials, dates and payment schedule. Plumbing and gas work need a DOB Licensed Master Plumber; electrical work needs a DOB Licensed Master Electrician. You can check a DCWP license on the city's license search.
Walls in Manhattan buildings
Pre-war buildings often have thick plaster or masonry walls; newer buildings may have concrete or steel studs. Heavy mounts need the right anchors, so tell the pro your building's age and wall type when you ask for a quote.
Questions
Why does my building need a COI for a handyman?
So the contractor's insurance, not the building's or yours, responds if someone is hurt or something is damaged. Most Manhattan co-ops and condos require one.
Does a Manhattan handyman need a license?
For home improvement work over $200, NYC requires a DCWP Home Improvement Contractor license. Plumbing and electrical work require DOB-licensed trades.
I rent. Can I hire a handyman?
For your own furniture, mounting or decor, usually yes, within your lease and building rules. Repairs to the apartment itself are normally the landlord's job.
