Handyman on the Upper West Side: pre-war co-ops and lead-safe work

The Upper West Side is dominated by pre-war co-ops and brownstones, with thick plaster walls, old windows, and boards with firm rules about contractors. Here's how to plan small repairs so they pass the building and protect your family.

Renting? Repairs to building plumbing, wiring and windows are normally the landlord's job. Tell your landlord or super in writing first, and use 311 if it isn't handled. Our matching is for owners, landlords and small businesses.

Emergency? Gas smell, CO alarm, fire, sparking or flooding: get to safety and call 911 first.

Typical UWS handyman jobs

  • Mounting heavy mirrors, TVs and bookshelves on plaster or masonry walls.
  • Adjusting original doors, closets and built-ins.
  • Window shades, blinds and window hardware.
  • Patching, caulking and touch-up painting before a sale or move-out.

Lead-safe work in pre-war apartments

Buildings from before 1960 very likely contain lead paint. Federal EPA rules require contractors who disturb paint in pre-1978 homes to follow lead-safe practices for jobs above a small size threshold, and NYC has additional lead rules, especially for apartments where a young child lives. Ask the handyman how they contain dust and clean up, and avoid dry sanding or scraping by anyone not trained in lead-safe work.

Building rules

  1. Get the building's contractor rules and COI requirements from the managing agent.
  2. Check permitted work hours and book the service elevator if needed.
  3. Ask whether the job needs an alteration agreement (most small repairs don't).

What needs a license in NYC

If a handyman job is a repair, remodel or improvement to your home and costs more than $200, NYC requires the business to hold a DCWP Home Improvement Contractor license, and you should get a written contract listing the work, materials, dates and payment schedule. Plumbing and gas work need a DOB Licensed Master Plumber; electrical work needs a DOB Licensed Master Electrician. You can check a DCWP license on the city's license search.

Questions

Does my UWS co-op need a COI for a handyman?

Almost always. Get the exact wording from the managing agent and send it to the pro before the visit.

Is there lead paint in my pre-war apartment?

Very likely somewhere, often under newer layers. Ask any contractor who will disturb paint about lead-safe work practices.

Can a handyman install a light fixture on the UWS?

Electrical work in NYC is reserved for DOB Licensed Master Electricians.
