Plumber in Williamsburg: new condos, old frame houses and loft conversions

Williamsburg mixes glass condo towers, converted industrial lofts, and 100-year-old frame and brick houses on the same block. The plumbing problems, and who's responsible for them, depend heavily on which one you're in.

Renting? Repairs to building plumbing, wiring and windows are normally the landlord's job. Tell your landlord or super in writing first, and use 311 if it isn't handled. Our matching is for owners, landlords and small businesses.

Emergency? Gas smell, CO alarm, fire, sparking or flooding: get to safety and call 911 first.

Newer condos

  • Common issues: leaking supply lines, failed shower valves, slow drains, and water leaking into the unit below.
  • Call the managing agent first: the building may need to shut a riser, and recent buildings may still have sponsor or warranty coverage for some defects.
  • Condo bylaws usually split responsibility between the building (risers, common lines) and owners (fixtures and lines serving only your unit).

Old frame and brick houses

  • Old galvanized or lead service lines and corroded supply pipes.
  • Cast-iron drains, house traps and sewer lines that back up in heavy rain.
  • Pipes in exterior walls or unheated spaces that freeze in cold snaps. See our burst pipe guide.

Loft conversions

Converted industrial buildings often have long horizontal drain runs, add-on bathrooms with pumps or ejectors, and unusual pipe routes. Ask a plumber whether they've worked in converted lofts before.

Who can do the work

In New York City, plumbing and gas piping work is reserved for a DOB Licensed Master Plumber (LMP) or someone working under one. For real emergencies, an LMP can file an Emergency Work Notification with the Department of Buildings and start right away, then file the permit paperwork afterward. You can check a plumber's license yourself on the DOB NOW Public Portal (search "Licensee"). See our license lookup guide.

Gas and emergencies

Gas in Brooklyn is National Grid (718-643-4050). If you smell gas, leave first and call 911 or National Grid from outside.

Questions

My condo ceiling is leaking from upstairs. Who pays?

It depends on where the leak starts and your bylaws. Notify the managing agent immediately, document everything, and contact your insurer.

Do I need a licensed plumber in a Williamsburg condo?

Yes. Plumbing work in NYC must be done by or under a DOB Licensed Master Plumber, and your building will usually require a COI.

Are lead service lines common in older Williamsburg houses?

Some older NYC houses still have lead service lines. A licensed plumber can check where the line enters the house.
